Makarios BOD Meeting Summary 5.23.23

Down to Earth has completed the squares from the front entrance to the mailbox area. The next area to be completed in this section is by the mailboxes.

The Paver Adhoc Commitee is comprised of Joe Ciliberti and two owners, Sam Barresi and Argan Johnson. The board thanks Sam and Argan for volunteering their expertise.

The board has approved CertaPro Painters to do the painting of garage doors and front doors in need of repainting.

The board has approved a motion to amend Rule & Regulations to specify that vehicle/motorcycle covers are not allowed at Makarios.

Moving a portion of the reserve money to short term CDs and interest-bearing account with Merril Lynch was approved.

The board is considering bids for a new reserve study. No decision has been made.
Parking was discussed. With the bulkhead work and other projects going on, it is sometimes difficult to find a parking space. Ways to address this were discussed. Encouraging owners to use their garages and driveways was discussed.

Palm trimming quotes were discussed and Tree Pros was the contractor approved to do the job.

Makarios BOD Mtg Summary 4.18.23

Two Board members met with Down to Earth landscaping to finalize the plans for the squares of the first six buildings from the front of Makarios to the mailbox. Pine straw will be put down in the back of the buildings. Down to Earth will begin work at Makarios on May 1, 2023.

Approval for the cost of squares and pine straw was approved.

The stained pavers in the street caused by a sanitation truck are looking better due to several attempts to clean this area up. It has been decided to leave this as is for the time being. The Board agreed to have the Hold Harmless agreement explored by legal.

The board will be pursuing to investment options for reserve funds that will yield higher interest rates. All members of the board agree that this is a valid point. This will be explored fully.

After a preliminary paver assessment, the Board agreed to ask for owner volunteers with engineering or architectural experience to form an advisory adhoc committee to assist in developing criteria and plans for paver maintenance and repairs.


New Business
The board was unanimous in agreeing that vehicle covers are not to be allowed at Makarios and will pursue updating the rules and regulations at the May Mtg.

The cost of the repair for the Sunshade was approved. Work will proceed when parts are in.

Owners Comments
An owner is unsure where to get door hardware that is compliant with rules and regulations. Maria suggested Amazon if they are having difficulty. Owners agree that investing the reserve monies in higher interest rates should be considered. The idea of a handyman for Makarios doing things like painting doors and such was brought up and reasons for this not being a good idea were discussed. Poor drainage behind buildings on the preserve due to Lawn Salon lawnmowers was brought up and will be explored further by the board. An owner asked why we do not get 3 bids for all projects right at the start, multiple bids are always requested.

Old Business

Down to Earth Landscaping will begin May 1, 2023. The board has decided that work on the squares will precede from the front entrance since these are the oldest areas. Work will then proceed toward the back of the property as we are able to do so. The palm trees that were destroyed by lightning will be replaced at the 1100 building. The board is close to a final approval for square designs. Cost of the palm trees was approved. Mulch is still under discussion.  P&G continues making good progress with the bulkhead.

New Business

Fire extinguishers will be inspected on March 29th. All owners must put their extinguishers out by the front door early in the morning. The board is getting a quote for dryer vent cleaning. Maria Armesto will let owners know when this is set up and how owners will be able to get their vents cleaned with this company if they wish. The board ratified the application for door hardware of Unit 1757.

Owners Comments

Owners commented upon using pine bark mulch in the squares and pine straw mulch at the back of the buildings as a cost savings, this is what the community has done in the past. The gap in the hedges at the north gate was also mentioned again. Down to Earth was sent the pictures of this area. Owners also gave feedback as to the hardiness of one of the plants under discussion. Concerns about unevenness of some pavers were also mentioned. An owner requested that final design choices for the squares be posted for all to see.

Makarios Mtg Summary 2.21.23


Results of the survey sent to owners were discussed. 53% of owners responded. The time that owners are able to put refuse out has been changed to 4:00 pm on the day before trash pickup. Again, owners are reminded not to put plastic bags on the street, the must be in a trash bin. Also, all trash bins need a lid.


Down to Earth did submit plans for review for the large squares. The board is working with them to finalize the design.

P&G are ahead of schedule on the bulkhead replacement project.

The expense for the heater replacement was approved. The heater is scheduled to be replaced on Feb. 28, 2023.

Repairs for unit 1607 back lanai were also approved.

Owners Comments
An owner questioned why the speed signs that are posted with piping have not been changed. The black sleeves for the signs have been ordered once they arrive they will be replaced.

The same owner has concerns about Makarios emails being used for something other than Makarios business.

Another owner brought to the attention of the board gaps in the berm near their building.

One owner wanted to know how the large stain was made on the roadway and
will it be removed. Pressure washing did not work and the Board is looking into other options.
